All about Pocket Listings and the Clear Cooperation Policy
When I first became involved in San Diego Real Estate Photography I had a lot to learn. One of my first lessons had to do with the Clear Cooperation Policy. I had the idea of creating an exclusive website for our customers featuring all of the San Diego Real Estate listings that we have photographed and then promoting this website as a value added service. Fortunately, I called the San Diego MLS to make sure I was not violating any rules prior to pursuing this idea. I was advised that my idea was in violation of the Clear Cooperation Policy which restricts how, when and where realtors can market their listings if they want access to the NAR (National Association of Realtors) MLS services. The term, Pocket Listings, was new to me at the time and refers to any listing that is for sale that is not represented on a NAR affiliated MLS service. I recently came across the video below that explains the Clear Cooperation Policy in great detail and how it factors in to where the industry may be heading depending on the the outcome of pending lawsuits.
